Certificates that never quietly lapse.
Three certificates decide whether a UK rental may lawfully be let – and each has an expiry date that is easy to miss. For managed properties we track all of them:
- Gas safety – annual check by a Gas Safe registered engineer; record issued to tenants.
- Electrical (EICR) – fixed-wiring inspection on the statutory cycle; remedial works tracked to completion.
- EPC – energy certificate valid for the property, renewed before expiry.
We monitor the dates, send reminders in advance and can book registered assessors on your behalf. Certificates are issued only by registered engineers and assessors – our role is tracking and coordination, and it does not replace that legal requirement.
