Maintenance
Tools and ladder ready for a repair in a rental flat
Reported, scheduled, checked off.
Repairs are the part of renting that decides how tenants feel about a property – and how owners feel about their agent. Our process is deliberately unglamorous:
- Report – tenants report issues to one channel; emergencies are flagged immediately.
- Assess – we establish what is needed and who is qualified to do it.
- Schedule – works are booked with the tenant directly, with access arranged.
- Check – completed works are verified before the invoice is passed to you.
- Invoice at cost – the original invoice is attached to your statement. No mark-up, no coordination fee on repairs.
Repair costs are the property owner's and are invoiced exactly as charged by the contractor. Planned upkeep (gutters, paintwork, servicing) can be scheduled on an annual cycle so small issues do not become voids.
Emergencies do not wait for office hours.
Managed properties have a defined escalation path for water, heating and security failures. Tenants know it before move-in; owners see the timeline in the statement.
