Full management

The tenancy, run for you.
Full management means the day-to-day operation of your rental sits with us: rent collected and reconciled, tenants answered, works scheduled and checked, inspections documented, certificates tracked.
- Rent collection – monitored monthly, arrears pursued per the agreed process, receipts issued.
- Tenant liaison – one accountable contact for tenants instead of your phone number.
- Maintenance coordination – repairs reported, scheduled and checked on completion; invoices passed through at cost.
- Periodic inspections – visits with written reports and photographs on a schedule agreed with you.
- Compliance reminders – gas, electrical and EPC expiry tracked, with booking help (see compliance).
- Monthly statements – income, costs and balances in one document (see statements).
Deposits are protected in a government-approved tenancy deposit scheme for the life of the tenancy.

Fees
A percentage of collected rent. Monthly.
Management is charged as a monthly percentage of rent actually collected – the exact figure is agreed in writing before we take over, and it appears on every statement. Repairs are billed at actual cost with the original invoice attached.
Starting is deliberate.
Before we manage a property we agree the scope in writing: what we handle, what stays with you, the inspection schedule and the fee. If a request falls outside that scope, we tell you before doing it – no surprises on the statement.
