From vacant to tenanted: keys handed over at a clean rental apartment
One fixed service, vacant to occupied.
Our letting service takes a property from empty to a signed tenancy. It is a one-off engagement with a fee agreed in writing before we start – not an open-ended retainer.
- Rental valuation – a written assessment of achievable rent based on the property, condition and local evidence.
- Preparation & advertising – listing copy, photography schedule and publication across the main rental platforms.
- Viewings – accompanied viewings arranged around applicant availability.
- Referencing – identity, right-to-rent, income and prior-landlord checks applied with the same lawful criteria to every applicant.
- Agreement & move-in – tenancy agreement, deposit registration in a government-approved scheme, inventory and key handover.
Tenant selection criteria are applied consistently and in line with UK law. We will always tell you the reason an applicant did not pass referencing.
Fees
One-off, agreed in writing.
The letting fee is a single charge per tenancy, confirmed in writing before advertising begins. There are no tenant-facing hidden charges and no commission on your rent. If you also want the tenancy run for you, see full management.
What we need from you
To start: the property address, current certificates (gas, electrical, EPC), and your preferred tenancy terms. If certificates are missing or close to expiry, we flag it at the start – see compliance.
